Quick answers for agents

What to know before your buyer buys a short- or mid-term rental in Middle GA.

Is Middle Georgia actually a short-term rental market?

Yes — just not the vacation kind. Demand here comes from Robins Air Force Base, defense contractors, traveling medical staff, insurance and displacement stays, relocations, family visits, and sports tournaments. It's steady and practical rather than seasonal, which is exactly what makes a property here straightforward to underwrite.

What kind of property performs?

Updated single-family homes, three bedrooms or more, with stainless appliances and a clean, modern feel. A pool or another genuine standout amenity helps a home hold its rate through the softer winter months. Location matters, but presentation and management quality drive more of the spread between a strong listing and a weak one than most buyers expect.

Short-term or mid-term — which should we plan for?

The strongest setups keep both doors open. The same furnished home can take nightly bookings, host a 30-plus-night travel nurse or contractor, or shift to a longer lease if the owner's plans change. That flexibility is part of the reason it's worth furnishing the home well from the start.

What does furnishing and setup cost?

Generally around $20 per square foot for a full buildout, with all fees included — design, sourcing, staging, photography, and listing setup. It's a real line in the purchase math, and it's worth modeling before closing rather than after.

How long until it's earning?

A full startup — furnishing, staging, photography, listing creation, pricing, and vendor onboarding — usually takes three to six weeks once the home is ready and funded.

What about local regulations?

Houston County and its cities are workable for short-term rentals, but requirements vary by jurisdiction and they change. Confirm the current rules for the specific address before your buyer commits — and if it's helpful, we can point you to what we're seeing locally.

What makes a short- or mid-term rental outperform the market?

The gap between a property that just gets by and one that beats the market usually comes down to how it's run. Professional management is a genuine competitive edge — design and furnishing that photograph well and make guests want to book, dynamic pricing that moves with demand instead of sitting flat, tight turnover and maintenance systems, and guest communication that's quick and warm. Done consistently, that's what earns the steady stream of five-star reviews that lifts a listing in search and lets it hold its rate, and it's what turns a property into a strong, reliable performer for the owner. It's the whole focus for top operators — MASTR Homestays included.

What return is realistic?

That depends on the property, the purchase price, and how it's run, so we won't put a single number on it here. What we can do is build the address its own comp-backed analysis, so your buyer sees a grounded range instead of a guess.

Why Houston County

A growing market where demand keeps outrunning supply.

~25%
Population growth since 2010 — about 139,900 to 174,897 residents
Growing at more than double the national pace (6.9% since 2020)
#16
Fastest-growing county in Georgia, 2010–2020 (of 159)
Residents added vs. housing units — ~35,000 people, ~6,585 new units
  • Demand is practical, not seasonal. Robins Air Force Base is the largest employer in the region, backed by defense contractors, relocations, insurance and temporary-displacement stays, medical travel through Houston Medical Center, Perry Ag Center events, and youth sports tournaments. That keeps bookings steady year-round, with only moderate softening in January and February.
  • Growth is outpacing housing. Given how fast Houston County is growing, the need for housing for contractors, transitioning families, and regular travel outpaces supply — and that gap is the opportunity for short- and mid-term rental investors.
  • Well-run properties are gaining ground. Casual hosts are leaving the space, and the homes that are furnished intentionally and managed professionally are taking that share.
  • Inventory is mostly single-family, three-bedroom homes. Larger, well-presented homes command the higher pricing — which is where a buyer with the right property has an opening.

How this helps you

Bring your buyer data, not a hunch.

For the agent

When a client asks whether a listing would work as a short-term rental, you can come back with more than an opinion. We build the specific address its own analysis — real comparable listings, a revenue range, seasonality, and market positioning — so you can guide the conversation with data and help your buyer make a decision they feel good about. It costs you nothing, and there's no obligation on you or your client. If they do buy and later want it furnished and managed, we're here — but that's entirely their call.

Who this is for

Real estate agents with buyers weighing an investment purchase in Middle Georgia, and investors sizing up a specific property for short- or mid-term rental. Already own a home and wondering what it could do? That works too — just send the address.
